For buyers exploring the upper end of the market, The Estates at Southern Highlands is one of the areas they'll likely encounter.

The Estates is associated with large custom residences and a private, upscale environment surrounding the Southern Highlands Golf Club.

Some properties here are substantial estates with elaborate outdoor spaces, custom architectural details, and extensive amenities.

This isn't simply about buying a bigger house.

For many buyers, it's about privacy and exclusivity while remaining connected to Las Vegas.

If you're considering this level of property, I'd recommend evaluating each home individually. Custom homes can vary enormously in design, condition, finishes, technology, lot placement, and long-term maintenance.

Southern Highlands Golf Club

Golf is another important part of the community's identity.

Southern Highlands Golf Club is a private club centered around an 18-hole championship golf course designed by Robert Trent Jones Sr. and Robert Trent Jones Jr.

For golf enthusiasts considering Southern Highlands, proximity to the course can be a significant lifestyle benefit.

But even if golf isn't your thing, the golf-oriented environment contributes to the landscaping and overall character found in parts of the community.

Golf-course homes also deserve some additional consideration.

Before buying one, I recommend thinking about:

Where does the home sit relative to the fairway?

How private is the backyard?

What's the orientation of the property?

What are the views?

Could golf activity affect your outdoor space?

A beautiful golf-course view can be fantastic, but the specific lot matters.

Parks, Trails and Outdoor Living

One thing that helps give Southern Highlands its neighborhood atmosphere is its emphasis on outdoor spaces.

Community parks and trails give residents opportunities to walk, exercise, spend time outside, and enjoy the Southern Nevada sunshine without driving across town.

This is especially valuable because outdoor living is such a big part of owning a home in Las Vegas.

Many homes throughout Southern Highlands feature patios, pools, covered outdoor areas, and desert-friendly landscaping.

For me, the backyard shouldn't be an afterthought when shopping for a Southern Nevada home.

With the right design, it can become another living room.

A Community That Feels Removed—but Isn't

This is one of Southern Highlands' strongest selling points.

You can feel somewhat removed from the busiest parts of Las Vegas without actually being far away from them.

That's an appealing combination for many buyers.

You can enjoy a quieter morning at home and still head toward the Strip for dinner, entertainment, sporting events, or a show.

You can travel frequently without choosing a home far from the airport.

And you can enjoy a neighborhood-oriented lifestyle while still having access to everything a major metropolitan area provides.

For some buyers, that's the sweet spot.

Shopping and Everyday Conveniences

A neighborhood can be beautiful, but everyday convenience still matters.

Southern Highlands residents have access to grocery shopping, restaurants, services, healthcare options, and other businesses within the community and throughout nearby portions of the southern Las Vegas Valley.

Additional shopping and dining destinations can be found north toward central Las Vegas and in nearby Henderson.

When helping relocating buyers, I always encourage them to think beyond the attractions.

Where will you buy groceries?

Where's your favorite coffee shop likely to be?

How far is your gym?

Where will you go for dinner on an ordinary Tuesday?

Those everyday details are what eventually turn a location into home.

Southern Highlands for Relocating Buyers

If you're moving to Las Vegas from California, Arizona, the Pacific Northwest, the Midwest, or another part of the country, Southern Highlands may be very different from what you imagine when you hear "Las Vegas."

That's why I encourage relocating buyers to explore several communities before deciding.

Spend some time driving through Southern Highlands.

Visit the parks.

Explore surrounding shopping areas.

Drive your potential commute.

See the neighborhood during the day and evening.

Then compare it with communities such as Summerlin, Henderson, Green Valley, Inspirada, Mountains Edge, and other parts of the valley.

Buying a home remotely based entirely on listing photos can be risky.

You want to understand the lifestyle behind the listing.

Southern Highlands vs. Summerlin

This comparison comes up frequently because both are well-known master-planned areas with luxury housing options.

Summerlin is located on the western side of the Las Vegas Valley near Red Rock Canyon and offers extensive shopping, dining, recreation, and numerous villages.

Southern Highlands sits farther south and can offer a more tucked-away residential atmosphere while providing convenient access to I-15.

Neither is universally better.

They're simply different.

If you're deciding between them, I would look at:

• Home style
• Budget
• Lot size
• Amenities
• Golf
• HOA structure
• Nearby shopping
• Outdoor recreation
• Airport access
• Overall neighborhood atmosphere

The best way to decide is to experience both.

Southern Highlands vs. Henderson

Buyers also frequently compare Southern Highlands with Henderson.

Henderson is much larger and includes numerous communities with very different personalities—from established Green Valley neighborhoods to newer developments and luxury areas.

Southern Highlands provides a more concentrated master-planned experience.

Again, your choice should depend on your lifestyle rather than which community receives the most attention online.

Buying a Home With an HOA

Many homes within Southern Highlands are governed by homeowners associations, and certain properties may be subject to more than one association.

Before purchasing, you'll want to understand the current HOA structure for the specific property.

Review:

• Common-area responsibilities
• Reserve information
• Any applicable special assessments

I never recommend treating the HOA fee as simply another number on the listing.

You need to understand what you're paying for and what rules come with ownership.

What About Schools?

Buyers with school-age children often ask about schools serving Southern Highlands.

School assignments should always be verified for the specific property address, because attendance boundaries and programs can change.

Rather than relying solely on a listing, neighborhood name, or ZIP code, I recommend checking current information directly with the applicable school district and evaluating the options according to your family's needs.

That combination isn't easy to replicate.

Before you make an offer, think about the bigger picture.

Ask yourself:

How much home do I actually need?

Do I want a gated or guard-gated neighborhood?

Would I use golf or club amenities?

How much outdoor maintenance am I comfortable with?

Do I want a pool?

How important is airport access?

Where will I commute?

How much are the HOA fees?

Are there multiple associations?

Do I want newer construction or an established home?

How important are views and privacy?
